1. Booking and Payment

• A confirmed booking requires full payment or a deposit (as specified at the time of booking).
• The balance (if applicable) must be paid by the due date outlined in your booking confirmation.

2. Cancellation Policy

• Cancellations must be made in writing.
• Refunds for cancellations will be subject to our cancellation policy as outlined at the time of booking.
• We recommend you take out travel insurance to cover any unforeseen circumstances.

3. Check In and Check Out

• Check-in time: From 3:00 PM
• Check-out time: By 11:00 AM
• Late check-outs may incur an additional charge unless agreed in advance.

4. Occupancy

• Only guests named at the time of booking are permitted to stay at the property.
• The maximum occupancy for the cottage must not be exceeded.

5. No Pets

• Pets are not permitted at Dawn Chorus Cottage, either inside or outside the property.

6. No Smoking or Vaping

• Smoking or vaping is strictly prohibited inside the property.
• Smoking is permitted in designated outdoor areas only, with proper disposal of cigarette ends.

7. Damage and Breakages

• Please take care when staying at our property. You are responsible and liable for any breakages or damages caused during your stay.
• We reserve the right to charge for any damage, breakages, or excessive cleaning required.

8. Quiet Enjoyment

• Please respect the peaceful environment of Dawn Chorus Cottage and our neighbours.
• No loud music, parties, or events are permitted.

9. Safety and Security

• Please lock all doors and windows when leaving the property unattended.
• Children must be supervised at all times.

10. Liability

• The owners of Dawn Chorus Cottage accept no responsibility for loss, injury, or damage to any guests or their property during their stay.

11. Force Majeure

• We cannot accept liability for events outside our control, such as natural disasters, government actions, or other unforeseeable events.
